About warehousing in Navi Mumbai

Frequently Asked Questions

Panvel and Kalamboli for the widest choice at the road junction. Uran for genuine port-side adjacency with a very narrow rate band. Taloja for a lower rate inside the MIDC estate, accepting that a substantial share of that stock is RCC.

Bhiwandi, unless the requirement is genuinely port-driven. Bhiwandi has far more inventory, much larger units and generally lower rates. Navi Mumbai earns its premium on JNPT proximity, and an occupier who is not moving containers is paying for something they do not use.

Some mid-size to large choice exists, but very large units are rarely listed. Land on the JNPT approach is contested by port and industrial users, so large-format warehousing has largely gone inland to Bhiwandi and the Nashik highway.

Mostly pre-engineered, with a meaningful share of conventional sheds and some RCC, much of it around Taloja. Floors are predominantly VDF, with some FM2 and trimix, and clear heights hold up reasonably well across the stock. Clear height is on record for most Navi Mumbai listings, but check the structure on site.

At Taloja, the MIDC allotment terms and consent for the sublease. Across Panvel and Uran, check whether the plot sits inside CIDCO's planning area, then confirm the non-agricultural status and building permission. The final fire NOC follows a provisional approval at building permission under Maharashtra's 2006 fire safety Act.
