Gurugram holds some of the deepest large-format warehousing inventory in north India. Much of its stock is large, and the rate barely moves as units get bigger, which makes it one of the few markets where taking the larger box costs little extra per square foot. This page sets out which belt carries what, and what Haryana's land use rules mean for each.

Gurugram's warehousing is not really in Gurugram. It sits on the arc of villages and industrial land west and south of the city, along Pataudi Road, around Farukhnagar, out towards Bilaspur and Tauru, and down the Sohna Road periphery, with Manesar as the planned industrial township. The city's own sectors carry very little storage stock, and what they do carry is small and expensive. That arc exists because it is where agricultural land could be converted and where the KMP Expressway and NH-48 meet. The result is a purpose-built market: predominantly pre-engineered, large-format stock serving distribution into Delhi, Haryana and the north.

Pataudi Road and Tauru Road carry the large boxes, at rates close to the most affordable in the city. Farukhnagar gives wide choice at a similar rate. Manesar is the planned IMT, with smaller units. Sohna Road is the outlier: higher rates and a much larger share of RCC than the other belts, because it is doing a different, city-facing job.
Warehouse Costs in Gurugram
Gurugram has very little small-unit stock, which is why the usual small-unit premium hardly appears. Across the warehouse-scale range the rate moves very little, and the largest boxes price much like mid-size ones. That is unusual, and it is the strongest argument for taking a larger unit here than in most other markets. Belt matters more than size: Sohna Road carries a clear premium for being close to the city, while the western and southern belts sit together at the lower end.

Compliance and Approvals in Gurugram
Fire NOC is on record for most listings here, well above the pattern we see nationally. Haryana is where the land use question bites hardest, because much of the Gurugram warehousing arc sits on converted agricultural land rather than inside an industrial estate. The Fire NOC and CLU counts on this page are the approvals owners have recorded on our listings. In Haryana's controlled areas, change of land use is granted by the Department of Town and Country Planning under the 1963 Scheduled Roads and Controlled Areas Act, so ask for the CLU order on the plot itself before the lease, not after. Inside an HSIIDC estate, including IMT Manesar, check the allotment terms instead. On land inside a state industrial estate, the allotment sets what the plot may be used for, so confirm that warehousing is a permitted activity under that allotment, and expect subletting or transfer to need the authority's written consent. Fire NOCs are issued under the Haryana Fire Service Act, 2009, through the urban local bodies. Longer leases have to be registered and stamped; confirm the current charges with the sub-registrar before budgeting.

On private land in a controlled area, yes: the CLU from the Department of Town and Country Planning is the first document to ask for. Inside an HSIIDC estate or IMT Manesar, check that the allotment permits warehousing instead. Because much of the Gurugram arc developed on converted agricultural land, the question applies to a large part of the market.
Because the market developed around large-format distribution on peripheral land, not around city-centre storage. An occupier needing a small unit in this part of NCR will usually find more choice inside Delhi or in Ghaziabad.
