Indore Warehousing: Corridors, Costs and Specification

Indore is central India's distribution hub, and its warehousing clusters where the Agra to Bombay Road leaves the city towards Dewas. Units are small to mid-size, the stock mixes pre-engineered buildings with a meaningful share of RCC, and rates are among the most affordable of the cities we cover. This page sets out where the stock sits and what to check.

Why Warehousing Works the Way It Does in Indore

Indore sits at the centre of India's road network, which is why so much FMCG, pharma and e-commerce distribution for Madhya Pradesh runs through it. Warehousing concentrates on the northeastern exit along the AB Road, around Dewas Naka, Lasudia Mori and Mangliya, and further out at Dakachiya, where purpose-built logistics parks have come up. The Loha Mandi area carries older trade godowns closer to the city. Most stock is mid-size and built for regional distribution rather than for manufacturing, and the logistics parks are where the newer pre-engineered buildings sit.

The AB Road corridor is effectively the market. Dewas Naka and Lasudia Mori, closest to the city, are the established transport-godown hub. Dakachiya and Mangliya, further out, hold the logistics parks and the newer buildings. The older trade godowns nearer Loha Mandi are smaller and more often RCC. Read the localities above as the guide to where Indore's stock sits.

Indore's rates are among the most affordable we cover and barely move with unit size. Very large units are rarely listed, so the market sits in the small and mid-size range. What separates quotes is build type and location: newer pre-engineered space in the logistics parks sits at the upper end, and older RCC godowns closer to the city sit lower despite their position.

06Compliance

Compliance and Approvals in Indore

Most of the AB Road stock sits on private land outside an industrial estate, so the land's diversion status is the first thing to establish. The Fire NOC and CLU counts on this page are the approvals owners have recorded on our listings. In Madhya Pradesh, agricultural land is diverted to another use under section 172 of the Land Revenue Code; since the 2024 amendment, diversion to industrial use outside a development-plan area needs only a written intimation to the Sub-Divisional Officer. Building permission inside the Indore planning area comes from the Indore Development Authority or the municipal corporation. Inside an MPIDC industrial area, the allotment defines the permitted use. On land inside a state industrial estate, the allotment sets what the plot may be used for, so confirm that warehousing is a permitted activity under that allotment, and expect subletting or transfer to need the authority's written consent. Fire clearance comes from the municipal fire service. Longer leases have to be registered and stamped; confirm the current charges with the sub-registrar before budgeting.

07FAQ

Frequently Asked Questions

Dewas Naka and Lasudia Mori on the AB Road for transport-godown space closest to the city. Dakachiya and Mangliya for the newer logistics-park buildings further out. The Loha Mandi area only for small trade godowns.

Very large units are rarely listed in Indore, because the market is mostly small to mid-size stock built for regional distribution. A large requirement usually means build-to-suit in one of the logistics parks on the AB Road, around Dakachiya and Mangliya, where the newer pre-engineered buildings already sit.

Yes, under section 172 of the MP Land Revenue Code. Since 2024, diversion to industrial use outside a development-plan area needs only a written intimation to the Sub-Divisional Officer; inside a planning area, check the permitted use with the development authority. Ask for the diversion record in the current owner's name.

Mostly pre-engineered, with a meaningful share of RCC godowns, mainly the older trade stock near Loha Mandi. The newer logistics-park buildings at Dakachiya and Mangliya carry the better clear heights and docking. Clear height is on record for nearly every Indore listing, so you can shortlist on it before a visit.

Yes. Indore sits at the centre of India's road network, which is why so much FMCG, pharma and e-commerce distribution for Madhya Pradesh runs through it. The AB Road corridor, from Dewas Naka out to Dakachiya, is where that stock sits, mostly in mid-size units built for regional distribution.
