Why Warehousing Works the Way It Does in Bhiwandi
Bhiwandi exists as a warehousing market for one reason: it is the closest place to Mumbai where large-format storage on cheap land was ever possible. Everything else follows from that. The stock is large, it is dense, and it grew organically on private agricultural land over decades rather than being planned into industrial estates. The internal geography runs along the Mumbai-Nashik highway, the Kalyan road through Mankoli, the Kasheli and Sonale pocket, and Yewai and Sape Road further out. Yewai and Sape Road is the belt large-format occupiers should read first: very large units, priced at or below the town median, and predominantly purpose-built. Mankoli is the opposite trade: closest to Mumbai, the highest rate, and a much higher share of RCC buildings. Compliance and Approvals in Bhiwandi
Fire NOC is on record for close to half the listings here, well above the pattern we see nationally. Bhiwandi is a clear case of a market that grew on private agricultural land ahead of the paperwork, and very little of it sits inside an MIDC estate. Since the Maharashtra Land Revenue Code amendment notified in December 2025, a separate non-agricultural permission from the Collector is no longer needed where the use is permissible under the development or regional plan; the planning authority collects a one-time conversion premium instead.
