Everything here is shaped by JNPT. Storage sits on the roads feeding the port: Panvel and Kalamboli at the road junction, Uran on the port approach itself, and Taloja in the MIDC estate inland. Warehousing competes for that land with container yards, CFS operations and industry, which is why the rate is high and the units are modest. The stock is predominantly pre-engineered with a meaningful share of conventional sheds. For any requirement that is not genuinely port-driven, Bhiwandi does a comparable job for noticeably less, and that comparison is the most useful thing an occupier can hold in mind here.

Taloja is the trade-off worth understanding. It is cheaper than Panvel and sits inside an MIDC estate, but a sizeable share of its buildings are RCC rather than purpose-built, and units are smaller. Panvel and Kalamboli give the widest choice at the road junction. Uran has the narrowest rate band in the city, which is what a single-purpose port belt looks like.
Warehouse Costs in Navi Mumbai
Navi Mumbai inverts the usual pattern: the smallest units can be the cheapest per square foot, and rates from mid-size upward sit close together. That happens because the small-unit stock here is peripheral industrial space rather than city-centre retail, while the mid-size and large units carry the port premium. Very large units are rarely listed, so a big requirement should look inland.

Compliance and Approvals in Navi Mumbai
In a market this expensive, the compliance paperwork is worth reading carefully. The Fire NOC and CLU counts on this page are the approvals owners have recorded on our listings. The Taloja stock sits inside an MIDC estate, so check the allotment terms there. On land inside a state industrial estate, the allotment sets what the plot may be used for, so confirm that warehousing is a permitted activity under that allotment, and expect subletting or transfer to need the authority's written consent. Outside MIDC, across much of the Panvel and Uran spread, parts of the belt sit inside CIDCO's planning jurisdiction. Since the Maharashtra Land Revenue Code amendment notified in December 2025, a separate non-agricultural permission from the Collector is no longer needed where the use is permissible under the development or regional plan; the planning authority collects a one-time conversion premium instead. For an existing building, confirm that the land's non-agricultural status and the building permission are in order. Fire approval runs under the Maharashtra Fire Prevention and Life Safety Measures Act, 2006, with a provisional approval at the building-permission stage and a final NOC before occupation. Longer leases have to be registered and stamped; confirm the current charges with the sub-registrar before budgeting.
