Pune is a manufacturing city and its warehousing followed its factories. Chakan, on the arm towards Nashik, grew up around the automotive and engineering cluster and is the newer of the two belts, with Kuruli, Mahalunge and Nighoje around it. Wagholi, on the Nagar road heading east towards Ahmednagar, with Lonikand beyond it, serves both the eastern industrial spread and city distribution. Most of the stock is small to mid-size, and the construction mix includes an unusually high share of conventional sheds, the mark of older industrial-service stock sitting alongside newer purpose-built buildings.

Chakan and Wagholi is the whole decision. Chakan gives newer stock and the automotive cluster for a little more per square foot, at similar unit sizes. Wagholi gives a lower rate, an eastern road position and a short run into the city, on older buildings. Both belts have narrow rate bands, which makes comparison unusually straightforward. Warehouse Costs in Pune
Pune's market is bimodal: a large cluster of small to mid-size units, then a second cluster of larger ones, with comparatively little in between. An occupier needing space in that middle range is looking at the thinnest part of the market and may pay the highest rate for it. Very large units are rarely listed at all. Rate alone will not separate a shed from a pre-engineered building here, so compare the build before the quote.

Compliance and Approvals in Pune
The split that matters in Pune is MIDC against private land. The Fire NOC and CLU counts on this page are the approvals owners have recorded on our listings. Inside an MIDC estate, a good part of the Chakan stock among it, check the allotment terms. On land inside a state industrial estate, the allotment sets what the plot may be used for, so confirm that warehousing is a permitted activity under that allotment, and expect subletting or transfer to need the authority's written consent. Outside MIDC, across much of the Wagholi and Lonikand spread: Since the Maharashtra Land Revenue Code amendment notified in December 2025, a separate non-agricultural permission from the Collector is no longer needed where the use is permissible under the development or regional plan; the planning authority collects a one-time conversion premium instead. For an existing building, confirm that the land's non-agricultural status and the building permission are in order and in the current owner's name. Fire approval runs under the Maharashtra Fire Prevention and Life Safety Measures Act, 2006, with a provisional approval at the building-permission stage and a final NOC before occupation. Longer leases have to be registered and stamped; confirm the current charges with the sub-registrar before budgeting.
