Why Warehousing Works the Way It Does in Cuttack
Cuttack's warehousing sits north of the city, on the national highway towards Kolkata and Paradip port. Alarpur, near Nergundi railway station, holds a cluster of pre-engineered units. Choudwar, across the Mahanadi, has an industrial estate with large units. Bainchua and Tangi carry more stock on the highway. Demand is state-wide trade and distribution, shared with Bhubaneswar, plus port-linked freight towards Paradip.

Warehouse Costs in Cuttack
Cuttack's stock is uniformly pre-engineered, so quotes separate on size, height, docks and access rather than build type. Compare buildings along the same stretch of highway, and read the size, height and docks alongside each rate.

Compliance and Approvals in Cuttack
Much of Cuttack's highway stock sits on private land, so the land's conversion status is the first document to ask for. The Fire NOC and CLU counts on this page are the approvals owners have recorded on our listings. In Odisha, agricultural land has to be converted for non-agricultural use under section 8A of the Odisha Land Reforms Act before any development, on payment of a conversion premium; land allotted by IDCO follows IDCO's own regulations instead. Building permission inside the Cuttack area comes from the Cuttack Development Authority. Inside an IDCO industrial estate such as Choudwar, check the allotment terms. On land inside a state industrial estate, the allotment sets what the plot may be used for, so confirm that warehousing is a permitted activity under that allotment, and expect subletting or transfer to need the authority's written consent. Fire clearance is issued by the Odisha Fire and Emergency Services. Longer leases have to be registered and stamped; confirm the current charges with the sub-registrar before budgeting.
