Hyderabad Warehousing: Corridors, Costs and Specification

Hyderabad is one of the most consistent large warehousing markets in the country. Its industrial stock is predominantly purpose-built, the rates across its main belts sit close together, and units are large for a city market. For an occupier that makes the choice unusually simple: pick the belt that suits your road access and compare buildings. This page sets out where that stock is and what it costs.

Why Warehousing Works the Way It Does in Hyderabad

Hyderabad's warehousing grew along two axes: NH-44 running north towards Nagpur, and the airport corridor running south. The northern arm through Medchal, Devaryamjal and Kompally carries most of the inventory and many of the biggest units, just beyond the Outer Ring Road where trucks avoid the city. The southern arm through Shamshabad serves air freight and the pharmaceutical cluster. There is a third, much smaller belt west towards Patancheru on the Mumbai highway. What makes Hyderabad unusual is uniformity. The belts trade close to one another, and the stock is predominantly pre-engineered and built for the purpose, so an occupier here is choosing between belts on road access more than on price or grade.

Rents are asking rates per sq ft per month; sizes are in sq ft. Each listing is counted once in this table. Unmapped or overlapping locations appear in the unassigned row. Construction shares use listings with a recorded construction type.

Build type tells the story better than rent. The named belts are essentially purpose-built pre-engineered stock, which is why their specification is so consistent. The RCC in Hyderabad sits inside the city, where it is converted space at a much higher rate and a fraction of the size. Choose Medchal and the northern arm for large distribution, Shamshabad for anything tied to the airport, and Kompally or Gundlapochampally for mid-size space closer in.

Warehouse Costs in Hyderabad

Median asking rent · ₹ per sq ft / month

Once you are past small city units, Hyderabad has one of the flattest cost curves of any city we cover. Rates barely move between mid-size and very large units, so scale buys almost nothing on rate here. It buys specification instead, and that is where the decision sits. Small inner-city units are the exception: they are priced as city space and carry a clear premium. Between the belts, the northern arm and the airport side price close together.

Generous docking is the practical difference between Hyderabad and most of its peers: the typical unit here was designed for vehicle turnaround rather than adapted for it. Clear height and docks are on record for most listings, so both can be compared before a visit, and large units record good clear heights. Confirm the floor per building.

06Compliance

Compliance and Approvals in Hyderabad

The northern belt along NH-44 developed quickly on private land, so the land-use position is the first thing to establish on anything outside an industrial park. The Fire NOC and CLU counts on this page are the approvals owners have recorded on our listings. In and around Hyderabad, land use is governed by HMDA, which runs its own change-of-land-use approval, and building permission comes from the planning authority for the area. Inside a park developed by TGIIC (formerly TSIIC), check the allotment terms. On land inside a state industrial estate, the allotment sets what the plot may be used for, so confirm that warehousing is a permitted activity under that allotment, and expect subletting or transfer to need the authority's written consent. Fire clearance is issued by the Telangana State Disaster Response and Fire Services Department for buildings that need it. Longer leases have to be registered and stamped; confirm the current charges with the sub-registrar before budgeting.

07FAQ

Frequently Asked Questions

Medchal and the NH-44 northern arm for large distribution, on depth of inventory and unit size. Shamshabad for anything air-freight or pharma linked. Kompally for mid-size units closer to the city. The rate difference between them is small enough that road access to your own demand should decide it.

On the industrial belts it generally is, and the lower rate is not buying a lower specification: Hyderabad's belt stock is predominantly new, purpose-built pre-engineered space. The gap narrows on small inner-city units, which are expensive everywhere. Current rates for each city are on their overview pages.

Docking in Hyderabad is generous by Indian standards, and the largest units run well beyond the typical figure. That reflects how much of the stock was purpose-built rather than converted. The current median is shown in the specification section of this page.

Overwhelmingly pre-engineered on the industrial belts, with VDF and FM2 floors and good clear heights, because most of Hyderabad's stock was purpose-built rather than converted. The RCC in Hyderabad sits inside the city as smaller converted space. That consistency is why Hyderabad occupiers usually choose between belts on road access rather than specification.

Outside an industrial park, the HMDA change-of-land-use approval and the building permission from the planning authority, both covering the plot you are taking. Inside a TGIIC park, the allotment terms and the corporation's written consent for any sublease. Fire clearance comes from the Telangana State Disaster Response and Fire Services Department, for buildings that need it.
