Hyderabad's warehousing grew along two axes: NH-44 running north towards Nagpur, and the airport corridor running south. The northern arm through Medchal, Devaryamjal and Kompally carries most of the inventory and many of the biggest units, just beyond the Outer Ring Road where trucks avoid the city. The southern arm through Shamshabad serves air freight and the pharmaceutical cluster. There is a third, much smaller belt west towards Patancheru on the Mumbai highway. What makes Hyderabad unusual is uniformity. The RCC in Hyderabad sits inside the city, where it is converted space at a much higher rate and a fraction of the size. Choose Medchal and the northern arm for large distribution, Shamshabad for anything tied to the airport, and Kompally or Gundlapochampally for mid-size space closer in.

Once you are past small city units, Hyderabad has one of the flattest cost curves of any city we cover. Compliance and Approvals in Hyderabad
The northern belt along NH-44 developed quickly on private land, so the land-use position is the first thing to establish on anything outside an industrial park. The Fire NOC and CLU counts on this page are the approvals owners have recorded on our listings. In and around Hyderabad, land use is governed by HMDA, which runs its own change-of-land-use approval, and building permission comes from the planning authority for the area. Inside a park developed by TGIIC (formerly TSIIC), check the allotment terms. On land inside a state industrial estate, the allotment sets what the plot may be used for, so confirm that warehousing is a permitted activity under that allotment, and expect subletting or transfer to need the authority's written consent. Fire clearance is issued by the Telangana State Disaster Response and Fire Services Department for buildings that need it. Longer leases have to be registered and stamped; confirm the current charges with the sub-registrar before budgeting.
