Kolkata Warehousing: Corridors, Costs and Specification

Kolkata's warehousing sits almost entirely across the river in Howrah and Hooghly districts, on two highway belts: Dankuni on the Durgapur Expressway and Sankrail on the Mumbai road. Much of the stock falls in a single mid-size band, built for regional distribution across eastern India. This page sets out what each belt carries and what it costs.

Why Warehousing Works the Way It Does in Kolkata

Kolkata's storage moved out of the city and across the Hooghly decades ago, to where the national highways meet. Dankuni sits at the junction of the Durgapur Expressway and the Delhi road, and it has become one of the largest warehousing nodes in eastern India. Sankrail and Dhulagori sit on the NH-16 arm running southwest towards Kharagpur and Odisha, with Ranihati close by. Howrah's own inner stock is older and smaller. The market is more purpose-built than its reputation suggests: the belts are predominantly pre-engineered, and the standard unit is sized for regional distribution rather than city storage.

Rents are asking rates per sq ft per month; sizes are in sq ft. Each listing is counted once in this table. Unmapped or overlapping locations appear in the unassigned row. Construction shares use listings with a recorded construction type.

The Dankuni and Sankrail comparison is the decision most Kolkata occupiers actually face. Unit sizes are similar and both belts are predominantly pre-engineered. Dankuni buys the Delhi and Durgapur highway junction and the deeper inventory. Sankrail buys the Odisha direction and a lower rate. Dhulagori and Ranihati extend the southwestern arm. Very little storage of any scale remains inside the municipal corporation area.

Median asking rent · ₹ per sq ft / month

Kolkata is a concentrated market. Much of the stock sits in one mid-size band, and that band is also among the cheapest, so an occupier whose requirement fits that window has more choice and a better rate than anywhere else in the city's range. Outside it, particularly for small units, the market thins out fast and prices accordingly. Between the belts, Dankuni carries a premium over Sankrail for its highway junction.

06Compliance

Compliance and Approvals in Kolkata

Fire NOC is on record for a majority of listings here, well above the pattern we see nationally. Most of the warehousing that serves Kolkata sits in Howrah and Hooghly districts rather than inside the municipal corporation area, so the relevant approvals are district-level. The Fire NOC and CLU counts on this page are the approvals owners have recorded on our listings. In West Bengal, agricultural land has to be converted for non-agricultural use under section 4C of the Land Reforms Act, through the block land and land reforms office, and building permission comes from the local planning authority. Inside a WBIIDC or other state industrial estate, check the allotment terms. On land inside a state industrial estate, the allotment sets what the plot may be used for, so confirm that warehousing is a permitted activity under that allotment, and expect subletting or transfer to need the authority's written consent. Warehouses need a fire licence under the West Bengal Fire Services Act, issued by the West Bengal Fire and Emergency Services. Longer leases have to be registered and stamped; confirm the current charges with the sub-registrar before budgeting.

07FAQ

Frequently Asked Questions

Mostly outside the city, across the Hooghly in Howrah and Hooghly districts. Dankuni on the Durgapur Expressway carries the largest concentration. Sankrail and Dhulagori sit on the NH-16 arm to the southwest. Very little storage stock of any scale remains inside the municipal corporation area.

Dankuni for depth of choice and access to the Delhi and Durgapur highways. Sankrail for a lower rate on a comparable unit and for despatch towards Odisha and the south. Both belts are predominantly pre-engineered, so the build quality question is similar.

Because the market was built for regional distribution serving eastern India, and the standard unit for that job is mid-size. Requirements much smaller or much larger than that have genuinely limited choice here. The current size mix is shown in the rent section of this page.

Kolkata's belts are predominantly pre-engineered, and VDF is the floor on almost every listing, the mark of stock built for distribution rather than converted. Docking is reasonable, and clear heights suit racked storage on most buildings. Clear height and docks are on record for nearly every listing, so Dankuni and Sankrail units can be compared before a visit.

A majority of Kolkata listings have a fire NOC on record, well above the pattern we see nationally. In West Bengal, warehouses need a fire licence under the West Bengal Fire Services Act, issued by the West Bengal Fire and Emergency Services. Ask for the licence on the specific building you are taking.
