Kolkata's storage moved out of the city and across the Hooghly decades ago, to where the national highways meet. Dankuni sits at the junction of the Durgapur Expressway and the Delhi road, and it has become one of the largest warehousing nodes in eastern India. Sankrail and Dhulagori sit on the NH-16 arm running southwest towards Kharagpur and Odisha, with Ranihati close by. Howrah's own inner stock is older and smaller. The market is more purpose-built than its reputation suggests: the belts are predominantly pre-engineered, and the standard unit is sized for regional distribution rather than city storage.

The Dankuni and Sankrail comparison is the decision most Kolkata occupiers actually face. Unit sizes are similar and both belts are predominantly pre-engineered. Dankuni buys the Delhi and Durgapur highway junction and the deeper inventory. Sankrail buys the Odisha direction and a lower rate. Dhulagori and Ranihati extend the southwestern arm. Kolkata is a concentrated market. Most of the warehousing that serves Kolkata sits in Howrah and Hooghly districts rather than inside the municipal corporation area, so the relevant approvals are district-level. In West Bengal, agricultural land has to be converted for non-agricultural use under section 4C of the Land Reforms Act, through the block land and land reforms office, and building permission comes from the local planning authority. Inside a WBIIDC or other state industrial estate, check the allotment terms. On land inside a state industrial estate, the allotment sets what the plot may be used for, so confirm that warehousing is a permitted activity under that allotment, and expect subletting or transfer to need the authority's written consent.
