Ahmedabad sits at the junction of NH-48 running to Mumbai and the arm running west to Sanand and the Kutch ports. Warehousing developed on both: south on NH-48 through Aslali and Narol, west through Sarkhej, Changodar and Sanand, and on the eastern road towards Kheda and Nadiad as well. Because industrial land around Ahmedabad is plentiful and GIDC estates are numerous, no single belt has ever been able to corner supply. The result is a mid-format market with an unusually even distribution and very little of the small-unit premium that distorts other cities. Occupiers here are staging goods for the Gujarat corridor, serving the Sanand manufacturing cluster or feeding the ports.

Kheda and Nadiad is the belt most often overlooked: much larger units than Aslali's, at a similar or lower rate, on the eastern road, in exchange for more distance from the city and the Mumbai highway. Aslali and Narol give the widest choice on the Mumbai road. Changodar and Sanand carry some of the newest, predominantly pre-engineered stock close to the manufacturing cluster. Sarkhej and Sanathal on the ring road trade a premium for a short run into the city.
Warehouse Costs in Ahmedabad
Ahmedabad has one of the flattest cost curves in the country. Little separates the cheapest size band from the dearest, and unusually the smallest units carry almost no premium. Most of the market sits in the mid-size range, and large-format inventory is genuinely scarce, so an occupier with a very large requirement should expect a short shortlist and consider build-to-suit. Between belts, the ring-road pockets closest to the city command the clearest premium.

Compliance and Approvals in Ahmedabad
The distinction that matters in Ahmedabad is GIDC against private land. The Fire NOC and CLU counts on this page are the approvals owners have recorded on our listings. Inside a GIDC estate the plot is held on a long lease from the corporation, and transferring that lease to a new occupier needs GIDC's transfer NOC and fee, which is the step that most often delays a deal. On land inside a state industrial estate, the allotment sets what the plot may be used for, so confirm that warehousing is a permitted activity under that allotment, and expect subletting or transfer to need the authority's written consent. On private land, particularly across the Changodar, Bavla and Sanand belt, confirm the land's non-agricultural (NA) status and that it is in the current owner's name. Fire safety is governed by the Gujarat Fire Prevention and Life Safety Measures Act, 2013, so ask for the fire NOC from the local chief fire officer. Longer leases have to be registered and stamped; confirm the current charges with the sub-registrar before budgeting.
