Ahmedabad carries the depth, across the Aslali, Changodar, Sanand and Kheda belts. Rajkot is a small-unit market with a wide rate spread, because its stock ranges from small commercial godowns to industrial sheds. Surat prices higher on textile and diamond trade demand rather than on distribution, and both Rajkot and Surat lean towards RCC rather than pre-engineered stock. The port and chemical clusters at Mundra, Dahej and Vadodara carry smaller amounts of listed stock.

The RCC share is the thing to understand about Gujarat. Much of the small and mid-size inventory is RCC godown space rather than purpose-built pre-engineered buildings, which is why the rate is low and why clear height needs checking on every shortlist. Larger units turn predominantly pre-engineered, with grade-A flooring common.

Aslali and Narol on the NH-48 side for anything moving towards Mumbai and the south; it is the deepest belt in the city. Changodar and Sanand on the western arm for manufacturing inbound and newer pre-engineered stock. Kheda and Nadiad, further east, for larger units at similar rates.

A GIDC plot is held on a long lease with defined terms, and transferring it to a new occupier needs GIDC's transfer NOC and fee, so the timeline is longer and the deal less flexible. On land inside a state industrial estate, the allotment sets what the plot may be used for, so confirm that warehousing is a permitted activity under that allotment, and expect subletting or transfer to need the authority's written consent. Private land can transact faster but depends on its non-agricultural (NA) status and building permission being in order and in the current owner's name.

More supply of industrial land, more competing belts around the same city, and a stock mix that includes a large share of RCC and conventional sheds alongside purpose-built pre-engineered buildings. The like-for-like gap on new large pre-engineered stock is much narrower than the headline medians suggest.

Fire safety is governed by the Gujarat Fire Prevention and Life Safety Measures Act, 2013, administered through the chief fire officers and regional fire offices, with compliance tracked on the state's GujFireSafetyCoP portal.
