Ahmedabad Warehousing: Corridors, Costs and Specification

Ahmedabad is one of the most affordable major warehousing markets in India, and the reason is competition between belts rather than weak demand. Several distinct corridors ring the city, all pricing close to one another. That makes road direction and build type the real decision here. This page sets out what each belt carries.

Why Warehousing Works the Way It Does in Ahmedabad

Ahmedabad sits at the junction of NH-48 running to Mumbai and the arm running west to Sanand and the Kutch ports. Warehousing developed on both: south on NH-48 through Aslali and Narol, west through Sarkhej, Changodar and Sanand, and on the eastern road towards Kheda and Nadiad as well. Because industrial land around Ahmedabad is plentiful and GIDC estates are numerous, no single belt has ever been able to corner supply. The result is a mid-format market with an unusually even distribution and very little of the small-unit premium that distorts other cities. Occupiers here are staging goods for the Gujarat corridor, serving the Sanand manufacturing cluster or feeding the ports.

Rents are asking rates per sq ft per month; sizes are in sq ft. Each listing is counted once in this table. Unmapped or overlapping locations appear in the unassigned row. Construction shares use listings with a recorded construction type.

Kheda and Nadiad is the belt most often overlooked: much larger units than Aslali's, at a similar or lower rate, on the eastern road, in exchange for more distance from the city and the Mumbai highway. Aslali and Narol give the widest choice on the Mumbai road. Changodar and Sanand carry some of the newest, predominantly pre-engineered stock close to the manufacturing cluster. Sarkhej and Sanathal on the ring road trade a premium for a short run into the city.

Warehouse Costs in Ahmedabad

Median asking rent · ₹ per sq ft / month

Ahmedabad has one of the flattest cost curves in the country. Little separates the cheapest size band from the dearest, and unusually the smallest units carry almost no premium. Most of the market sits in the mid-size range, and large-format inventory is genuinely scarce, so an occupier with a very large requirement should expect a short shortlist and consider build-to-suit. Between belts, the ring-road pockets closest to the city command the clearest premium.

Clear heights here are good even on smaller units, which is unusual for small stock, and grade-A flooring is common on the large units. The stock mixes pre-engineered buildings with sheds and some RCC, so docking and height vary; confirm both on each shortlisted building.

06Compliance

Compliance and Approvals in Ahmedabad

The distinction that matters in Ahmedabad is GIDC against private land. The Fire NOC and CLU counts on this page are the approvals owners have recorded on our listings. Inside a GIDC estate the plot is held on a long lease from the corporation, and transferring that lease to a new occupier needs GIDC's transfer NOC and fee, which is the step that most often delays a deal. On land inside a state industrial estate, the allotment sets what the plot may be used for, so confirm that warehousing is a permitted activity under that allotment, and expect subletting or transfer to need the authority's written consent. On private land, particularly across the Changodar, Bavla and Sanand belt, confirm the land's non-agricultural (NA) status and that it is in the current owner's name. Fire safety is governed by the Gujarat Fire Prevention and Life Safety Measures Act, 2013, so ask for the fire NOC from the local chief fire officer. Longer leases have to be registered and stamped; confirm the current charges with the sub-registrar before budgeting.

07FAQ

Frequently Asked Questions

Aslali and Narol for depth of choice and the Mumbai road. Changodar and Sanand for newer pre-engineered stock close to the manufacturing cluster. Kheda and Nadiad for larger units at lower rates, if the extra distance works. The rate gap between them is small, so decide on road direction and build type.

Abundant industrial land, several competing belts around one city, and a stock mix that includes shed and RCC space alongside purpose-built pre-engineered buildings. On a like-for-like comparison of new large pre-engineered stock the gap narrows, but the headline medians are genuinely lower.

GIDC land gives an allotment with defined terms, at the cost of a slower transfer that needs the corporation's NOC. Private land can transact faster but depends on its NA status and building permission being in order. For a short lease, the practical answer is usually a GIDC unit or a private plot whose NA status is in the current owner's name.

Ahmedabad's stock is mostly pre-engineered, with conventional sheds and some RCC making up the rest. Clear heights are good even on smaller units, which is unusual, and grade-A flooring is common on the large ones. Because the stock mixes build types, docking varies, so confirm both height and docks on each shortlisted Ahmedabad building.

The western arm through Sarkhej, Changodar and Sanand, which runs towards the Kutch ports and carries some of Ahmedabad's newest pre-engineered stock. It also serves the Sanand manufacturing cluster. For freight heading to Mumbai and the south, Aslali and Narol on NH-48 are the better fit.
