Surat Warehousing: Corridors, Costs and Specification

Surat's warehousing serves its textile and diamond trade and the industrial estates around the city, rather than long-haul distribution. The stock is a mix of RCC, pre-engineered buildings and sheds, and units are mostly mid-size. This page sets out where it sits and what the GIDC estates mean for an occupier.

Why Warehousing Works the Way It Does in Surat

Surat is a textile and diamond city first, and its warehousing grew around the industrial estates that serve those trades. Sachin and its GIDC estate, with the Hojiwala industrial estate nearby, sit to the south on the Magdalla side. Ichhapore GIDC and the textile park lie to the west towards Hazira. Palsana and Baleshwar on the Bardoli side, with Jolva, carry newer stock on the highway. City pockets such as Saroli and Althan hold smaller trade godowns. Demand is trade and manufacturing supply, and the stock mixes RCC, pre-engineered buildings and sheds.

Sachin, Hojiwala and Ichhapore are the organised GIDC and industrial-estate stock. Palsana and the Bardoli side offer newer buildings on the highway, with more room. City pockets suit small trade godowns. Read the localities above as the guide to where Surat's stock sits.

Warehouse Costs in Surat

Median asking rent · ₹ per sq ft / month

Surat prices higher than most of Gujarat on trade demand rather than distribution. Rates are fairly flat across the mid-size and larger units, while small city godowns carry a clear premium for their location. Build type moves quotes too: RCC godowns, sheds and pre-engineered buildings sit side by side, so compare height and floor before the rate.

06Compliance

Compliance and Approvals in Surat

The distinction that matters in Surat is GIDC land against private land. The Fire NOC and CLU counts on this page are the approvals owners have recorded on our listings. Inside a GIDC estate such as Sachin or Ichhapore, transferring the lease to a new occupier needs GIDC's transfer NOC and fee. On land inside a state industrial estate, the allotment sets what the plot may be used for, so confirm that warehousing is a permitted activity under that allotment, and expect subletting or transfer to need the authority's written consent. On private land, confirm the land's non-agricultural (NA) status and building permission from the Surat Urban Development Authority or the municipal corporation, in the current owner's name. Fire safety is governed by the Gujarat Fire Prevention and Life Safety Measures Act, 2013, so ask for the fire NOC from the local chief fire officer. Longer leases have to be registered and stamped; confirm the current charges with the sub-registrar before budgeting.

07FAQ

Frequently Asked Questions

Sachin, Hojiwala and Ichhapore for organised GIDC and industrial-estate stock serving Surat's textile and diamond trades. Palsana and the Bardoli side for newer buildings on the highway with more room. City pockets such as Saroli and Althan for small trade godowns close to the markets.

Trade demand from Surat's textile and diamond industries, and less competing supply around the city. Ahmedabad has several competing belts around one city, which keeps its rates lower, while Surat's stock is concentrated in a few GIDC estates and highway pockets.

A GIDC unit gives defined allotment terms but needs GIDC's transfer NOC, which takes time. Private land can transact faster but depends on its NA status and building permission being in order.

A mix. RCC leads, with pre-engineered buildings and conventional sheds making up the rest, which reflects how much of Surat's stock serves the textile and diamond trades. Clear heights and docking vary widely, so verify both on the specific Surat building before you shortlist it.

Ichhapore, with its GIDC estate and the textile park towards Hazira, and Sachin with the Hojiwala estate to the south. City pockets such as Saroli and Althan hold smaller trade godowns close to the markets. For newer buildings with more room, Palsana on the Bardoli side.
