Warehousing in Gujarat

Gujarat is one of the most affordable major warehousing states on a rate per square foot basis, and the reason is supply rather than weak demand. Industrial land is plentiful, GIDC estates are numerous, and the Ahmedabad ring has several competing belts rather than one dominant corridor. This page sets out where the stock sits, what it costs and what to check on land and fire approvals.

Why Gujarat for Warehousing

Gujarat's case rests on land, ports and industry. The state has a long coastline with major ports at Mundra and on the Gulf of Khambhat, a chemical and industrial belt running through Dahej and Vadodara, and a dense network of GIDC estates that keeps industrial land in steady supply. That supply is why rates stay low even where demand is strong. Ahmedabad sits at the centre, on the highway between Delhi and Mumbai, and works as the state's distribution hub. Surat adds textile and diamond trade demand in the south, and Rajkot serves the engineering and small-industry base of Saurashtra. For an occupier, Gujarat offers room to grow at rates among the lowest of the states we cover, with a choice of estate or private land in most markets.

What Warehouse Space Costs in Gujarat

Median asking rent · ₹ per sq ft / month

Gujarat has one of the flattest cost curves of the states we cover, with low medians across the size bands. The practical consequence is that an occupier sizing a requirement here has little to gain on rate from taking a bigger unit, and a lot to gain from choosing the right belt and the right build type. RCC godowns and older sheds sit at the bottom of the range; new pre-engineered buildings near Ahmedabad sit at the top.

The RCC share is the thing to understand about Gujarat. Much of the small and mid-size inventory is RCC godown space rather than purpose-built pre-engineered buildings, which is why the rate is low and why clear height needs checking on every shortlist. Larger units turn predominantly pre-engineered, with grade-A flooring common.

06Compliance

Approvals and Compliance for Warehouses in Gujarat

In Gujarat the document trail depends on who holds the land. Much of the organised stock sits in GIDC estates, where the rights come from a long lease with the corporation. When a building changes hands or passes to a new user, GIDC's transfer NOC and fee become part of the timeline, so build them into the move-in date. Outside the estates, private land needs its non-agricultural status in order, along with building permission from the development authority or municipal corporation for the area, such as AUDA around Ahmedabad. Fire safety falls under the state's 2013 Fire Prevention and Life Safety Measures Act, and buildings are tracked on the GujFireSafetyCoP portal, so ask the owner for the building's current record there. For RCC godowns in older city pockets, confirm that the approved use is storage rather than shops or offices.

07FAQ

Frequently Asked Questions

Aslali and Narol on the NH-48 side for anything moving towards Mumbai and the south; it is the deepest belt in the city. Changodar and Sanand on the western arm for manufacturing inbound and newer pre-engineered stock. Kheda and Nadiad, further east, for larger units at similar rates.

A GIDC plot is held on a long lease with defined terms, and transferring it to a new occupier needs GIDC's transfer NOC and fee, so the timeline is longer and the deal less flexible. On land inside a state industrial estate, the allotment sets what the plot may be used for, so confirm that warehousing is a permitted activity under that allotment, and expect subletting or transfer to need the authority's written consent. Private land can transact faster but depends on its non-agricultural (NA) status and building permission being in order and in the current owner's name.

More supply of industrial land, more competing belts around the same city, and a stock mix that includes a large share of RCC and conventional sheds alongside purpose-built pre-engineered buildings. The like-for-like gap on new large pre-engineered stock is much narrower than the headline medians suggest.

Fire safety is governed by the Gujarat Fire Prevention and Life Safety Measures Act, 2013, administered through the chief fire officers and regional fire offices, with compliance tracked on the state's GujFireSafetyCoP portal. The Fire NOC and CLU counts on this page are the approvals owners have recorded on our listings. Ask to see the fire NOC for the building you are taking. Longer leases have to be registered and stamped; confirm the current charges with the sub-registrar before budgeting.

A mix that sets Gujarat apart. Pre-engineered buildings lead, especially on the larger units around Ahmedabad, but RCC godowns and conventional sheds together make up a large share, mostly in Rajkot, Surat and the smaller towns. That mix keeps the state's rates low, and it means clear height varies widely, so confirm it on every Gujarat shortlist.
