Compliance and Approvals in Ranchi
Land title is the first question in Ranchi, because tenancy law restricts how much of the land around the city can change hands. The Fire NOC and CLU counts on this page are the approvals owners have recorded on our listings. Much of the land in the Ranchi and Jamshedpur regions falls under the Chotanagpur Tenancy Act, which restricts transfer; section 49 allows a transfer for industrial purposes only with the Deputy Commissioner's sanction, and the land may then be used only for that purpose. Inside a JIADA industrial area, the allotment terms apply instead. On land inside a state industrial estate, the allotment sets what the plot may be used for, so confirm that warehousing is a permitted activity under that allotment, and expect subletting or transfer to need the authority's written consent. Building permission comes from the Ranchi Regional Development Authority or the municipal corporation for the area. Fire clearance is issued by the Jharkhand Fire Services. Longer leases have to be registered and stamped; confirm the current charges with the sub-registrar before budgeting.
