Kumbalgodu Warehousing: Rents, Unit Sizes and Specification

Kumbalgodu is the first industrial pocket on Mysore Road once you clear the NICE Road junction, and it is the western arc's answer to the Tumkur Road belt. The KIADB laid out an industrial area here and the rest grew around it. Units are small, the buildings are plain, and the trade is city distribution towards Kengeri and Rajarajeshwari Nagar rather than long-haul movement towards Mysuru.

Warehouse Space in Kumbalgodu: Where the Stock Sits

Everything here sits within a few kilometres of the highway. Venkatapura, behind the estate, is the top of the local market, with Chikkellur beside it. The Kumbalgodu Industrial Area itself, across its numbered phases, is the cheaper option, which makes the allotted land the value choice rather than the premium one. Gudimavu, Ramapura and Gerupalya village fill in the rest of the belt. Sheds are a larger part of this belt than of most Bangalore pockets, and with small RCC units in the estate they set the floor.

Warehouse Rent in Kumbalgodu

Median asking rent · ₹ per sq ft / month

Kumbalgodu is one of the more affordable Bangalore micromarkets we cover, level with Nelamangala and below Bidadi further out on the same highway. The floor is set by older sheds, which are a larger share of the stock here than in most Bangalore pockets. Against that, VDF flooring is commonly already down, so the lower rate does not mean an unfinished floor. Build-to-suit land is listed here, usually without a quoted rate.

Units here are small and docking is limited, which tells the same story. This is a market for a regional distributor, a small manufacturer or a city-facing store, not for anyone running trailers or needing a single large floorplate. Pre-engineered buildings make up most of the stock, and clear heights vary widely between the newer buildings and the older sheds, so confirm the height on the unit you are shown.

Frequently Asked Questions

Current asking rents in Kumbalgodu are shown in the rent section of this page, taken from our live listings. Venkatapura is the top of the local market, the Kumbalgodu Industrial Area phases are cheaper, and the floor is set by older sheds and small RCC units.

Venkatapura and Chikkellur for the better buildings. The Kumbalgodu Industrial Area phases if you want allotted industrial land at a lower rate. Gudimavu and Ramapura if you want to be slightly further off the highway. For a larger unit, look at Bidadi.

Kumbalgodu is a small-unit market with few large buildings. The size range and median unit for this page are shown in the specification section, updated from our live listings.

The Fire NOC and CLU counts in the inventory section of this page are the approvals owners have recorded on our listings. Land use is the other question: confirm whether the plot is converted or allotted for industrial use, which on estate land means the KIADB allotment and elsewhere the conversion order. Ask to see the Fire NOC and the land-use approval for the specific building, and get both in writing before you sign.

Regional distributors, small manufacturers and city-facing stores on the Mysore Road side, at one of the more affordable rates we see in Bangalore. Kumbalgodu's units are small, with limited docking, and VDF flooring is common, so it suits small-vehicle distribution and storage rather than trailer operations or large single floorplates.
