Where Warehouse Stock Sits in Karnataka

Bangalore dominates, across the Tumkur Road, Hosur Road, Old Madras Road and airport belts. Kolar, on NH-75 beyond Hoskote, carries the large automotive-linked boxes around Narsapura and Malur. Mangaluru is the port market on the west coast. Hubli serves north Karnataka from the Pune to Bangalore highway, and Mysuru and Shivamogga carry smaller amounts of stock. Outside Bangalore, the typical listing is a regional distribution unit rather than a metro last-mile or big-box site.

The outer belts around Bangalore and Kolar are predominantly pre-engineered, with high clear heights on the large units. City stock is often RCC with much lower heights. Specification varies sharply by size and belt, so judge a building on its own figures rather than a state average.

It is by far the largest, but not the only one. The Kolar industrial belt carries large automotive-linked boxes, Mangaluru serves the port and the coast, and Hubli serves north Karnataka on the Pune highway. For most distribution requirements the Bangalore belts are still the starting point.

Yes. Agricultural land is converted for non-agricultural use under section 95 of the Karnataka Land Revenue Act. Since the rules were amended in September 2025, land already zoned for the use in an approved master plan is certified by the planning authority rather than the Deputy Commissioner. Ask for the conversion order or certificate, in the current owner's name.

The allotment terms. KIADB land is allotted for industrial use, so confirm that warehousing is permitted under the specific allotment, and expect subletting to need KIADB's written NOC, particularly while the plot is still on a lease-cum-sale basis. The Fire NOC and CLU counts on this page are the approvals owners have recorded on our listings.

The Karnataka State Fire and Emergency Services, for buildings that need one by size and use. Ask to see the NOC for the building you are taking rather than for the wider compound. Longer leases have to be registered and stamped; confirm the current charges with the sub-registrar before budgeting.
