Where Warehouse Stock Sits in Tamil Nadu
The contrast between Chennai and Hosur is the point. Chennai's units are modest and its stock is spread across the northern NH-16 belt through Red Hills and the western arm through Sriperumbudur and Oragadam. Hosur's units are much larger, at a similar or lower rate, because its stock is purpose-built for manufacturers and their suppliers, and its rate band is tight, which is what a single-purpose market looks like. Coimbatore serves the western districts, with Salem and Madurai carrying smaller amounts of stock.
What Warehouse Space Costs in Tamil Nadu
Tamil Nadu's cost curve barely moves and turns slightly upward at the top, which tells you the large-format stock is priced competitively rather than at a discount. It is one of the few states where a very large box costs about the same per square foot as a small one, and a meaningful share of the inventory is large. Location, not size, is what separates quotes: Chennai's city-facing stock at the top, Hosur's large boxes close behind.

Tamil Nadu's large-format stock is among the best specified we cover: high clear heights, grade-A flooring on most recorded units and generous docking. Smaller units revert to the national pattern, with more conventional sheds and fewer docks. Confirm clear height per building.
Frequently asked questions
Hosur, in most cases, if the requirement is large and the demand is not Chennai-specific. Hosur has the large-format depth, newer stock and higher clear heights, and it sits right on the Karnataka border, which matters if the network runs through Bangalore. Chennai wins when the port or the city itself is the destination.
The northern belt along NH-16, through Red Hills, Madhavaram, Sholavaram and up towards Gummidipoondi, carries the largest share and much larger units than the western arm at similar rates. The Sriperumbudur and Oragadam arm is the manufacturing-linked belt and includes the organised SIPCOT parks.
Inside the Chennai Metropolitan Area, planning permission runs through the CMDA; elsewhere, including Hosur, through the Directorate of Town and Country Planning. Both take applications through the state's single-window planning permission portal, and the approved land use has to permit storage. Inside a SIPCOT or SIDCO estate, confirm that the allotment permits warehousing.
The Fire NOC and CLU counts on this page are what owners have recorded on our listings, not a fresh check of the certificates, and a blank does not mean a building is non-compliant. Check the layout and building approval first; in the northern Chennai belt around Red Hills and Sholavaram, approved and unapproved layouts sit side by side. On land inside a state industrial estate, the allotment sets what the plot may be used for, so confirm that warehousing is a permitted activity under that allotment, and expect subletting or transfer to need the authority's written consent. Fire clearance is issued by the Tamil Nadu Fire and Rescue Services. Longer leases have to be registered and stamped; confirm the current charges with the sub-registrar before budgeting.
