Marathalli, Sarjapura and Varthur Warehousing: Rents, Unit Sizes and Specification
This page covers the east Bangalore stretch from Marathalli on the Outer Ring Road, out along Varthur Road to Varthur and down the state highway to Sarjapura. It is a built-up residential and IT district, with the Whitefield tech parks to the north and the Sarjapur Road IT corridor to the south. Warehousing here means small in-city space for last-mile delivery, service stock and trade storage rather than distribution boxes.

Price falls as you move out from the Outer Ring Road. Marathalli (often spelt Marathahalli), at the junction of the Outer Ring Road and Varthur Road, is small RCC floorspace in a retail and housing belt, and it is the top of the market. The older industrial pockets nearby, the EPIP zone, the KSSIDC estate at Mahadevapura and Doddanekundi around Hoodi, hold small RCC and pre-engineered units a step down. Varthur, further out where Varthur Road meets the state highway, has mixed sheds and RCC space at mid rents, with Gunjur beside it. Sarjapura, a hobli of Anekal taluk at the southern end of the same highway, and Dommasandra on the way to it, are the value end, with some larger sheds. Whitefield holds its own page.

Warehouse Rent in Marathalli, Sarjapura and Varthur
This is one of the dearer micromarkets we cover in Bangalore, because much of the space is priced as commercial floorspace inside the city. Small RCC units around Marathalli and Brookfield set the top of the range. Varthur and the older industrial pockets around Hoodi sit in the middle, and sheds towards Sarjapura and Dommasandra are the lower end. Plan against the median and the pocket rather than the headline range.

Units are small and mostly RCC, with low clear heights and limited docking, so this is storage and last-mile space rather than racking-height distribution. Check vehicle access and loading hours, which on these roads matter as much as the building. The pre-engineered sheds towards Varthur and Sarjapura offer more height where you need it.

The Fire NOC and CLU counts in the inventory section of this page are the approvals owners have recorded on our listings. Land use is the other question: confirm whether the plot is converted or allotted for industrial use, which on estate land means the KIADB allotment and elsewhere the conversion order. Ask to see the Fire NOC and the land-use approval for the specific building, and get both in writing before you sign. In a mixed residential and commercial area, also confirm that the building is sanctioned for storage use.
