Kolar Warehousing: Corridors, Costs and Specification

Kolar is the automotive and heavy-engineering belt on NH-75 beyond Hoskote, and its warehousing is built to serve the plants there: large, tall and dock-heavy. It functions as the far end of Bangalore's eastern corridor while sitting in its own district. This page sets out where the stock sits and what the KIADB estates mean for an occupier.

Why Warehousing Works the Way It Does in Kolar

Kolar's warehousing is anchored by the KIADB industrial areas on NH-75 and the automotive and engineering plants in them. Narsapura Industrial Area is the core, with Jakkasandra Industrial Area beside it holding some of the largest boxes and Mindahalli Industrial Area as a further phase. Malur, towards Hoskote, carries more stock on the Bangalore side, and Kolar town itself sits further along. Demand is manufacturing supply and regional distribution into Andhra Pradesh and Tamil Nadu, and the stock is predominantly pre-engineered.

Narsapura and Jakkasandra are the core, with the largest and best-specified boxes. Mindahalli offers similar product a little further along. Malur sits closest to Hoskote and Bangalore. The Narsapura micromarket page covers the estates in more detail, and Hoskote covers the Bangalore end of the same corridor.

Warehouse Costs in Kolar

Median asking rent · ₹ per sq ft / month

Kolar prices close to Bangalore's eastern belt for much larger and taller buildings, which is its core case. The largest boxes in the estates sit at the top of the range, reflecting their specification rather than scarcity, while older independent buildings around Kolar town set the floor. Small units are rarely listed.

Kolar combines generous docking, high clear heights and large units, which makes it regional hub space built for automotive supply chains. It is not a market for a small requirement. Most of the stock is pre-engineered on VDF floors, and the largest boxes sit at Jakkasandra and Narsapura.

06Compliance

Compliance and Approvals in Kolar

Most of Kolar's organised stock sits on KIADB land, so the allotment terms matter as much as land conversion. The Fire NOC and CLU counts on this page are the approvals owners have recorded on our listings. Agricultural land in Karnataka is converted under section 95 of the Land Revenue Act; since September 2025, land already zoned for the use in an approved master plan is certified by the planning authority rather than the Deputy Commissioner. KIADB land is allotted for industrial use, so warehousing has to be allowed under the allotment, and subletting needs KIADB's written NOC. Fire clearance is issued by the Karnataka State Fire and Emergency Services. Longer leases have to be registered and stamped; confirm the current charges with the sub-registrar before budgeting.

07FAQ

Frequently Asked Questions

Jakkasandra and Narsapura industrial areas for the largest and best-specified boxes, on KIADB land beside the automotive plants. Mindahalli for similar product a little cheaper, as a further phase. Malur if you need to be closer to Hoskote and Bangalore.

Kolar for larger, taller, automotive-grade boxes on KIADB land. Hoskote for a shorter run into Bangalore and a wider choice of mid-size stock. They are two ends of the same NH-75 corridor.

That warehousing is permitted under the KIADB allotment, and that KIADB has given its written NOC for the sublease to you, particularly while the plot is still on a lease-cum-sale basis. Then the fire NOC from the Karnataka State Fire and Emergency Services for the specific building.

Kolar combines generous docking, high clear heights and large units, mostly pre-engineered and built for automotive supply chains in the KIADB industrial areas on NH-75. The largest and best-specified boxes sit at Narsapura and Jakkasandra, beside the plants they serve.

Rarely. Kolar's stock is built as regional hub space for manufacturers, so small units are thin. A small requirement on this corridor is usually better served at Malur or Hoskote, closer to Bangalore, where mid-size choice is wider.
