Why Warehousing Works the Way It Does in Mangaluru

Mangaluru's warehousing follows the port and the industrial land north of the city. Baikampady, the KIADB industrial area near the New Mangalore Port, carries the largest concentration. Katipalla and Bondathila sit on the same northern side, towards the port and the refinery belt. City pockets such as Kottara and Kadri hold smaller godowns serving local trade. Demand is port-linked and coastal distribution rather than metro consumption, and the stock is a mix of pre-engineered buildings, older sheds and RCC.

Rents are asking rates per sq ft per month; sizes are in sq ft. Each listing is counted once in this table. Unmapped or overlapping locations appear in the unassigned row. Construction shares use listings with a recorded construction type.

Baikampady is the place to start: it holds the most stock, sits closest to the port and is organised KIADB land. The Katipalla and Bondathila side offers alternatives on the same northern arm. City godowns at Kottara and Kadri suit small last-mile requirements. Read the localities above as the guide to where Mangaluru's stock sits.

Warehouse Costs in Mangaluru

Median asking rent · ₹ per sq ft / month

Mangaluru prices as a regional market rather than as an extension of Bangalore. Small city godowns carry a premium for their location, while mid-size units in the industrial area quote somewhat lower. Large units are rarely listed at all. Build type moves quotes as much as location, so compare a pre-engineered building with a shed only after checking height and floor.

06Compliance

Compliance and Approvals in Mangaluru

The approvals question in Mangaluru depends on whether the building sits on KIADB land at Baikampady or on private land elsewhere. The Fire NOC and CLU counts on this page are the approvals owners have recorded on our listings. Agricultural land in Karnataka is converted under section 95 of the Land Revenue Act; since September 2025, land already zoned for the use in an approved master plan is certified by the planning authority rather than the Deputy Commissioner. KIADB land is allotted for industrial use, so warehousing has to be allowed under the allotment, and subletting needs KIADB's written NOC. Building permission comes from the local planning authority. Fire clearance is issued by the Karnataka State Fire and Emergency Services. Longer leases have to be registered and stamped; confirm the current charges with the sub-registrar before budgeting.

07FAQ

Frequently Asked Questions

Baikampady industrial area for the most choice and the shortest run to the port. Katipalla and Bondathila on the same northern side as alternatives. City pockets such as Kottara only for small godown requirements.

Rarely. Mangaluru is a small to mid-size market, built around port-linked and coastal distribution rather than large-format hubs. A large requirement usually means build-to-suit near the Baikampady industrial area and the New Mangalore Port, or looking at the Bangalore belts for inland distribution.

That warehousing is permitted under the KIADB allotment and that KIADB has given its NOC for the sublease to you. Then the building's height and loading, which vary widely between the older and newer units.

A mix. Pre-engineered buildings make up about half of Mangaluru's stock, with older sheds and RCC making up the rest, and floors vary between RCC and VDF. Clear height and docking therefore vary widely between buildings. Clear height is on record for nearly every Mangaluru listing, so you can shortlist on it before a visit.

Yes, for port-linked and coastal freight. Mangaluru's stock sits beside the New Mangalore Port, mostly in the Baikampady KIADB industrial area, with Katipalla and Bondathila on the same northern side. It serves the coast rather than metro consumption, so units are small to mid-size.
