Mysore, or Mysuru, Warehousing: Corridors, Costs and Specification

Mysore, or Mysuru, is south Karnataka's second distribution base after Bangalore, and its warehousing sits in the industrial areas around the city and towards Nanjangud. The stock mixes pre-engineered buildings with conventional sheds and some RCC godowns in the old city, so specification varies building by building. This page sets out where the stock sits and what to check.

Why Warehousing Works the Way It Does in Mysore

Mysore's warehousing sits in its industrial areas rather than along one highway. On the north side, the Hebbal and Metagalli industrial areas, with Belagola beyond them, hold the established stock on the road towards the KRS dam. To the west, Bogadi Road and Kumarabeedu carry newer pre-engineered units. South of the city, Nanjangud and the KIADB estate at Thandya, with Adakanahalli between them, form the industrial belt on the road towards Kerala and Tamil Nadu. Small RCC godowns in the old city serve trade. Demand is regional distribution and manufacturing supply for southern Karnataka.

Warehouse Costs in Mysore

Median asking rent · ₹ per sq ft / month

Quotes in Mysore follow the building more than the address. A pre-engineered unit in an industrial area, a conventional shed and an RCC godown in the old city are different products, and floor-wise rates on multi-storey godowns differ again. Compare like building types, and read the size, height and loading alongside each rate.

06Compliance

Compliance and Approvals in Mysore

Much of Mysore's stock sits inside KIADB or state industrial areas, so the allotment terms are the first document to ask for there. The Fire NOC and CLU counts on this page are the approvals owners have recorded on our listings. Agricultural land in Karnataka is converted under section 95 of the Land Revenue Act; since September 2025, land already zoned for the use in an approved master plan is certified by the planning authority rather than the Deputy Commissioner. KIADB land is allotted for industrial use, so warehousing has to be allowed under the allotment, and subletting needs KIADB's written NOC. On land inside a state industrial estate, the allotment sets what the plot may be used for, so confirm that warehousing is a permitted activity under that allotment, and expect subletting or transfer to need the authority's written consent. Outside the estates, building permission comes from the Mysore urban development authority or the local body. Fire clearance is issued by the Karnataka State Fire and Emergency Services. Longer leases have to be registered and stamped; confirm the current charges with the sub-registrar before budgeting.

A split between pre-engineered buildings and conventional sheds, with some RCC godowns in the old city. Clear heights are often moderate and docking limited on older sheds, so verify both on site. Clear height is on record for nearly every Mysore listing.

Nanjangud lies south of Mysore on the highway towards Kerala and Tamil Nadu. Its industrial area and the nearby KIADB estate at Thandya form Mysore's southern industrial belt, with manufacturing and warehouse stock serving southern Karnataka and the routes across the state borders.
