Mumbai, or Bombay, Warehousing: Corridors, Costs and Specification
Mumbai, or Bombay, has very little warehouse land inside the city, so its storage splits between small godowns in the suburbs and large distribution stock on the mainland around Bhiwandi, Panvel and the JNPT port. The stock we list under Mumbai mixes RCC godowns with pre-engineered warehouses. This page sets out where the stock sits and what to check.

RCCWhy Warehousing Works the Way It Does in Mumbai
Land in Mumbai is too expensive and too scarce for large warehousing, so the city's distribution has moved to the mainland. Inside the city, small RCC godowns sit in suburban industrial pockets such as Saki Naka, Chembur and Goregaon, close to customers. North of the city, Vasai holds godowns on the Gujarat side. The large distribution stock sits east and south, around Bhiwandi, and in Navi Mumbai, from Kalamboli and Panvel to the JNPT port at Nhava Sheva. Demand is consumer distribution for one of India's largest cities, plus port-linked storage.

For last-mile storage inside the city, Saki Naka, Chembur and Goregaon are the place to start, in small RCC godowns. For distribution at warehouse scale, look to the mainland: Bhiwandi for the largest choice, and Panvel and the JNPT belt for port-linked freight. Vasai suits the northern suburbs and the Gujarat side. Our Bhiwandi and Navi Mumbai pages cover those markets in detail.
Warehouse Costs in Mumbai
Mumbai has two different products under one name. A small RCC godown in the city prices as urban space, and a pre-engineered warehouse on the mainland prices as distribution space; the two are not comparable. Decide first whether you need last-mile space or a distribution box, then compare like with like, and read the size, height and docks alongside each rate.

Compliance and Approvals in Mumbai
The approvals differ between a city godown and a mainland warehouse, so check which one you are looking at. The Fire NOC and CLU counts on this page are the approvals owners have recorded on our listings. Inside the city, the building's approved use under the municipal corporation's development plan is the first document to ask for. On the mainland: Since the Maharashtra Land Revenue Code amendment notified in December 2025, a separate non-agricultural permission from the Collector is no longer needed where the use is permissible under the development or regional plan; the planning authority collects a one-time conversion premium instead. Inside an MIDC estate, such as Taloja, check the allotment terms. On land inside a state industrial estate, the allotment sets what the plot may be used for, so confirm that warehousing is a permitted activity under that allotment, and expect subletting or transfer to need the authority's written consent. Fire approval runs under the Maharashtra Fire Prevention and Life Safety Measures Act, 2006, with a provisional approval at the building-permission stage and a final NOC before occupation. Longer leases have to be registered and stamped; confirm the current charges with the sub-registrar before budgeting.
