The most useful single fact about Chennai is that its main belts trade at similar rates while their unit sizes differ widely. The northern belt gives far more floor area for similar money, the western arm serves the factories directly, and Ambattur offers small units close to the city. Compliance and Approvals in Chennai
The approval route depends on where the site sits. The Fire NOC and CLU counts on this page are the approvals owners have recorded on our listings. Inside the Chennai Metropolitan Area, planning permission runs through the CMDA; outside it, through the Directorate of Town and Country Planning, and both now take applications through Tamil Nadu's single-window planning permission portal. Either way, the approved land use has to permit storage. Inside a SIPCOT or SIDCO estate, check the allotment terms. On land inside a state industrial estate, the allotment sets what the plot may be used for, so confirm that warehousing is a permitted activity under that allotment, and expect subletting or transfer to need the authority's written consent. The northern belt around Red Hills and Sholavaram contains a mix of approved and unapproved layouts, so verify the layout approval first there. Fire clearance is issued by the Tamil Nadu Fire and Rescue Services. Longer leases have to be registered and stamped; confirm the current charges with the sub-registrar before budgeting.
