Hosur Warehousing: Corridors, Costs and Specification
Hosur is a large-format market attached to Bangalore and administered by Tamil Nadu. Much of its stock is large, purpose-built and high-roofed, which is why it competes for requirements that would otherwise go to Bangalore or Chennai. The catch is the state border: approvals, fire clearance and stamp duty all follow Tamil Nadu's rules. This page sets out what that stock is.

Why Warehousing Works the Way It Does in Hosur
Hosur sits on NH-44 an hour south of Bangalore, on the Tamil Nadu side of the border. It grew as a manufacturing town around SIPCOT, and its warehousing grew to serve those factories and their suppliers. That origin explains the stock: large, purpose-built, high-roofed and predominantly pre-engineered. The main belts are Kelamangalam and Uddanapalli to the southeast, Bagalur towards the Bangalore side, the Hosur-Malur Road with some of the largest units, and Thally Road with the smaller stock. For an occupier whose network runs through Karnataka but who can accept a Tamil Nadu address and approval route, Hosur is often the better answer at scale.

The Hosur-Malur Road and Kelamangalam carry some of the largest units we list anywhere, at rates comparable with the Bangalore industrial belts, which makes them hard to beat on floor area per rupee. Bagalur sits closest to the Bangalore side, and Thally Road holds the small-unit stock. Build-to-suit land is a meaningful part of what is offered here, for occupiers planning ahead.
Warehouse Costs in Hosur
Hosur is the mirror image of the small-unit markets. Much of the stock is large, and the mid-size band is thin. The rate is essentially flat across the whole range, which means a large occupier gets scale at no rate penalty, while a small occupier gets comparatively little choice. Rates sit close to the Bangalore industrial belts for much larger buildings, which is the core of Hosur's case.

Compliance and Approvals in Hosur
The point occupiers most often miss is that Hosur is Tamil Nadu. A network run out of Bangalore still crosses a state border here, and the approval route, the fire NOC issuer and the stamp duty regime are all Tamil Nadu's. The Fire NOC and CLU counts on this page are the approvals owners have recorded on our listings. Outside a SIPCOT estate, planning permission runs through the Directorate of Town and Country Planning, since Hosur sits outside the Chennai Metropolitan Area, and applications go through the state's single-window planning portal; the approved land use has to permit storage. Inside SIPCOT, check the allotment terms. On land inside a state industrial estate, the allotment sets what the plot may be used for, so confirm that warehousing is a permitted activity under that allotment, and expect subletting or transfer to need the authority's written consent. Fire clearance is issued by the Tamil Nadu Fire and Rescue Services. Longer leases have to be registered and stamped; confirm the current charges with the sub-registrar before budgeting.
Frequently Asked Questions
Scale at a similar rate. Hosur's units are typically much larger than Bangalore's at a comparable rate per square foot, with high clear heights and generous docking. If the requirement is large and an hour south of Bangalore works operationally, Hosur is usually the stronger option.
High, especially on the large units, which is part of why Hosur competes for racked storage and manufacturing supply. Smaller Hosur units run noticeably lower, so confirm the height of the building you are shown. The current recorded median is in the specification section of this page.
Less so. The small and mid-size bands are thin. Thally Road carries the small-unit stock, but choice is limited, and a small requirement is usually better served from the Bangalore Hosur Road belt just across the border.
Yes. Build-to-suit land is a meaningful part of what is offered in Hosur, which suits occupiers planning ahead for a large, high-roofed building. Hosur's existing stock is already large and purpose-built for manufacturers, so build-to-suit here usually means a bigger or more specialised version of what the market already does well.
Tamil Nadu's, not Karnataka's, even for a network run from Bangalore. Outside SIPCOT, planning permission comes from the Directorate of Town and Country Planning through the state's single-window portal. Inside SIPCOT, check the allotment terms. Fire clearance comes from the Tamil Nadu Fire and Rescue Services, and Tamil Nadu stamp duty applies to the lease.
