Lucknow Warehousing: Corridors, Costs and Specification
Lucknow is a mid-sized market with an unusually even spread. Several named belts ring the city, none of them dominant, and rates across most of them sit close together. The real variation in Lucknow is unit size, not price, so the useful question is which road your freight arrives on and how much space it needs. This page sets out which belt carries what.

Lucknow's warehousing sits on the approach roads rather than in one cluster, because the city is a distribution node for eastern Uttar Pradesh rather than a manufacturing centre. Nadarganj and Amausi form the old industrial estate near the airport. Bijnor Road and Transport Nagar carry the transport-linked stock to the south. Kanpur Road, running southwest past Banthra, carries the largest units by a wide margin. Mohanlalganj to the south holds a few large units of its own. The result is two markets in one city: a broad mid-size market spread across the approach roads, and a small, concentrated large-format market on the Kanpur Road arm.

Rents are asking rates per sq ft per month; sizes are in sq ft. Each listing is counted once in this table. Unmapped or overlapping locations appear in the unassigned row. Construction shares use listings with a recorded construction type.
The Kanpur Road arm is the one to read twice. Very large units there quote much the same rate as belts carrying units a fraction of the size, so large-format space in Lucknow carries neither a discount nor a premium; it simply exists in one place. Bijnor Road and Transport Nagar give the widest mid-size choice, and Nadarganj offers an established estate.
Warehouse Costs in Lucknow
Lucknow has one of the narrowest rate spreads of any city we cover, from small units to the largest boxes, and much of the market sits in the mid-size range. For an occupier this means the rate negotiation is not where the value is: specification and belt are. Because no belt has a structural cost advantage over another, differences in quotes mostly reflect building age, build type and handover condition rather than location.

Compliance and Approvals in Lucknow
Lucknow's newer belts to the south developed on private agricultural land, so the land-use position is the first document to ask for outside the old estate. The Fire NOC and CLU counts on this page are the approvals owners have recorded on our listings. In Uttar Pradesh, agricultural land used for industrial or commercial purposes needs a declaration of non-agricultural use from the Sub-Divisional Officer under section 80 of the UP Revenue Code, and building permission inside the Lucknow Development Authority area comes from the LDA. Inside a UPSIDA industrial area, check the allotment terms; UPSIDA requires written permission before a plot is sublet. On land inside a state industrial estate, the allotment sets what the plot may be used for, so confirm that warehousing is a permitted activity under that allotment, and expect subletting or transfer to need the authority's written consent. Fire clearance is issued by the UP Fire and Emergency Services. Longer leases have to be registered and stamped; confirm the current charges with the sub-registrar before budgeting.
Frequently Asked Questions
Kanpur Road for very large requirements, which is where most of the large-format stock sits. Bijnor Road and Transport Nagar for mid-size space with the widest choice. Nadarganj if an established estate matters most. The rate difference across these is small, so the decision is usually about size and road direction.
Yes, but concentrated. Most of the city's large-format stock is on the Kanpur Road arm southwest of the city; elsewhere Lucknow is mid-size. An occupier with a large requirement has a short but real shortlist.
Because the city is a distribution node rather than a manufacturing or port market, so no belt has a structural cost advantage over another. Land values on the approach roads are similar, the stock is similar in age, and the demand is the same regardless of which road it arrives on.
Mostly pre-engineered, with a meaningful share of RCC, and many units built for transport operators, so docking is generous for the unit size. Floors vary more than in most cities: VDF leads, but RCC and tiled floors are common. Clear height is on record for nearly every Lucknow listing, so you can shortlist on it before a visit.
On private land, the section 80 declaration of non-agricultural use from the Sub-Divisional Officer and the building permission from the Lucknow Development Authority. Inside a UPSIDA industrial area, the allotment terms and UPSIDA's written permission for the sublease. Then the fire clearance from the UP Fire and Emergency Services, for the specific building.
