The centre, around Lucknow and Kanpur, is a distribution node for the rest of the state. Where Warehouse Stock Sits in Uttar Pradesh

Lucknow is the largest single market, with stock on the approach roads rather than in one cluster and large-format space concentrated on the Kanpur Road arm. Ghaziabad runs out towards Dadri, where the Eastern and Western Dedicated Freight Corridors meet, and Noida sits beside it in the authority areas. Kanpur is the older industrial city on the Lucknow corridor, and Varanasi carries a small amount of stock in the east.

Rents in Uttar Pradesh sit in a fairly narrow band across the state. The NCR end prices a little above Lucknow, with Noida generally the dearest of the satellite cities because of its authority land and proximity to Delhi. Lucknow's rates barely move with unit size, while Ghaziabad is one of the few markets where the largest units are genuinely cheaper per square foot. Dadri carries a premium for the freight corridor junction on very thin supply.

Yes. Where agricultural land is used for industrial or commercial purposes, the Sub-Divisional Officer makes a declaration of non-agricultural use under section 80 of the UP Revenue Code. Building permission then comes from the development authority for the area, such as the Lucknow or Ghaziabad Development Authority. Ask for both, in the current owner's name.

Inside a UPSIDA industrial area, or the Noida, Greater Noida and Yamuna Expressway authority areas, the allotment sets what the plot may be used for, so confirm that warehousing is permitted. UPSIDA requires written permission before a plot is sublet, so check that any sublease to you is approved. The Fire NOC and CLU counts on this page are the approvals owners have recorded on our listings.
