Warehousing in Uttar Pradesh
Uttar Pradesh has two warehousing markets that share a state and very little else. The western end, around Ghaziabad, Noida and Dadri, is the eastern arm of Delhi NCR. The centre, around Lucknow and Kanpur, is a distribution node for the rest of the state. Approvals work the same way across both, and the line between authority land and private land is what matters most. This page sets out where the stock sits and what to check.

Why Uttar Pradesh for Warehousing
Uttar Pradesh is India's most populous state, and its warehousing serves both that home market and the Delhi region next door. At the western end, Ghaziabad and Noida sit on Delhi's eastern edge, and Dadri is where the Eastern and Western Dedicated Freight Corridors meet, giving the NCR end of the state rail freight links towards the western ports and the east. In the centre, Lucknow and Kanpur form a distribution node for the rest of the state, linked by expressways that have shortened journeys across it, and Varanasi serves the east. The Noida, Greater Noida and Yamuna Expressway authorities add a supply of planned industrial plots. For an occupier, Uttar Pradesh offers two distinct bases: one for NCR and one for the state itself.

Rents in Uttar Pradesh sit in a fairly narrow band across the state. The NCR end prices a little above Lucknow, with Noida generally the dearest of the satellite cities because of its authority land and proximity to Delhi. Lucknow's rates barely move with unit size, while Ghaziabad is one of the few markets where the largest units are genuinely cheaper per square foot. Dadri carries a premium for the freight corridor junction on very thin supply.

Approvals and Compliance for Warehouses in Uttar Pradesh
Uttar Pradesh runs on a clear divide between authority land and private land, and the first check is which side of it a building sits on. In the Noida, Greater Noida and Yamuna Expressway authority areas, and in UPSIDA industrial areas, the plot is allotted rather than owned outright, so the allotment and the authority's written permission for any sublease are the documents that matter. On private land, the change from agricultural use is made by a declaration from the Sub-Divisional Officer under the Revenue Code, and the building needs a sanctioned plan from the local development authority, such as the LDA in Lucknow or the GDA in Ghaziabad. Fire NOCs are issued by the UP Fire and Emergency Services and applied for through the state's Nivesh Mitra single-window portal, which gives each application a trackable record.
Frequently Asked Questions
It depends on where the demand sits. For Delhi and the NCR ring, and for anything using the freight corridors, Ghaziabad and Dadri. For distribution across central and eastern Uttar Pradesh, Lucknow, with Kanpur Road for the largest units. The two ends serve different freight and rarely substitute for one another.
Yes. Where agricultural land is used for industrial or commercial purposes, the Sub-Divisional Officer makes a declaration of non-agricultural use under section 80 of the UP Revenue Code. Building permission then comes from the development authority for the area, such as the Lucknow or Ghaziabad Development Authority. Ask for both, in the current owner's name.
Inside a UPSIDA industrial area, or the Noida, Greater Noida and Yamuna Expressway authority areas, the allotment sets what the plot may be used for, so confirm that warehousing is permitted. UPSIDA requires written permission before a plot is sublet, so check that any sublease to you is approved. The Fire NOC and CLU counts on this page are the approvals owners have recorded on our listings.
The UP Fire and Emergency Services, for buildings that need one by size and use. Ask to see the NOC for the specific building. Longer leases have to be registered and stamped; confirm the current charges with the sub-registrar before budgeting.
Mostly pre-engineered, across both the NCR end and Lucknow, with good clear heights on the newer stock around Ghaziabad and Dadri. RCC makes up a meaningful share, mainly in Lucknow, where tiled and RCC floors also appear alongside VDF. Clear height is on record for nearly every Uttar Pradesh listing, so you can shortlist on it before a visit.
