Warehousing in Haryana
Haryana's warehousing is the large-format heart of Delhi NCR. The Gurugram arc carries most of it, with Sonipat, Dharuhera and Karnal extending it along the highways out of Delhi. It is also the state where the land-use question bites hardest, because so much of the stock sits on converted agricultural land rather than inside an industrial estate. This page sets out where the stock sits, what it costs and what to check.

Why Haryana for Warehousing
Haryana wraps around Delhi on three sides, and that geography is its whole case. The main highways out of the capital cross the state: NH-48 through Gurugram, Manesar and Dharuhera towards Jaipur and Mumbai, NH-44 through Sonipat and Karnal towards Punjab, and the Agra road through Faridabad and Palwal. The KMP Expressway ties these arms together without entering Delhi, which is why so much of the region's large-format distribution sits in Haryana. New, purpose-built stock makes up most of what is available. For an occupier serving Delhi and north India, Haryana offers some of the largest and newest warehouses in the region, with an arm for each direction of freight.

Haryana is one of the few markets where taking a larger unit costs little extra per square foot: across the warehouse-scale range the rate moves very little, and the largest boxes price much like mid-size ones. Location matters more than size. Sohna Road carries a clear premium for being close to Gurugram city, while the western and southern belts and the towns beyond Delhi sit together at the lower end.

Approvals and Compliance for Warehouses in Haryana
Haryana is where the land-use document matters most, because much of the Gurugram arc was built on converted agricultural land rather than inside an estate. In the controlled areas around the cities, a warehouse needs a change of land use from the Department of Town and Country Planning, and the order should cover the plot the building stands on, in the name of the present owner. Inside HSIIDC estates such as IMT Manesar, the allotment takes the place of the CLU as the key paper, and the corporation has to approve any sublease. Fire safety follows the Haryana Fire Service Act of 2009: a non-residential building's fire-fighting scheme is approved at design stage, and the NOC follows once the building is complete. Most Haryana listings already have one on record.
Frequently Asked Questions
Mostly, but not entirely. Sonipat serves the northern side of Delhi on NH-44 and the KMP Expressway, Dharuhera and Palwal extend the southern highways, and Karnal serves the Punjab direction. For large-format distribution into NCR, the Gurugram arc is still where the depth is.
In a controlled area, yes. Change of land use is granted by the Department of Town and Country Planning under the Punjab Scheduled Roads and Controlled Areas Act, 1963, as applied in Haryana. Because much of the Gurugram arc developed on converted agricultural land, ask for the CLU order on the plot itself before the lease, not after.
Inside an HSIIDC estate, including IMT Manesar, the allotment sets what the plot may be used for, so confirm that warehousing is permitted and that any sublease is approved by the corporation. The Fire NOC and CLU counts on this page are the approvals owners have recorded on our listings. Fire NOC is on record for most listings here, well above the pattern we see nationally.
Fire NOCs are issued under the Haryana Fire Service Act, 2009, through the urban local bodies department, and non-residential buildings need their fire-fighting scheme approved before construction. Ask to see the NOC for the specific building. Longer leases have to be registered and stamped; confirm the current charges with the sub-registrar before budgeting.
New, purpose-built and predominantly pre-engineered, with generous docking and clear heights suited to racked storage. Haryana's floors are well specified, split between FM2, VDF and trimix, which is unusual among the states we cover. Most Haryana listings also have a fire NOC on record, well above the pattern we see nationally.
