Where Warehouse Stock Sits in Haryana

Gurugram dominates, on the arc along Pataudi Road, Farukhnagar, Tauru Road and Sohna Road, with Manesar as the planned IMT. Sonipat, on NH-44 north of Delhi around Kundli and the KMP Expressway, serves the northern side. Dharuhera, on NH-48 towards Rajasthan, and Palwal on the Agra side extend the southern arms. Karnal, further up NH-44, serves the Punjab and Himachal direction, and Faridabad carries a small amount of city-edge stock.

What Warehouse Space Costs in Haryana

Haryana is one of the few markets where taking a larger unit costs little extra per square foot: across the warehouse-scale range the rate moves very little, and the largest boxes price much like mid-size ones. Location matters more than size. Sohna Road carries a clear premium for being close to Gurugram city, while the western and southern belts and the towns beyond Delhi sit together at the lower end.

Mostly, but not entirely. Sonipat serves the northern side of Delhi on NH-44 and the KMP Expressway, Dharuhera and Palwal extend the southern highways, and Karnal serves the Punjab direction. For large-format distribution into NCR, the Gurugram arc is still where the depth is.

In a controlled area, yes. Change of land use is granted by the Department of Town and Country Planning under the Punjab Scheduled Roads and Controlled Areas Act, 1963, as applied in Haryana. Because much of the Gurugram arc developed on converted agricultural land, ask for the CLU order on the plot itself before the lease, not after.

Inside an HSIIDC estate, including IMT Manesar, the allotment sets what the plot may be used for, so confirm that warehousing is permitted and that any sublease is approved by the corporation. The Fire NOC and CLU counts on this page are the approvals owners have recorded on our listings. Fire NOC is on record for most listings here, well above the pattern we see nationally.

Fire NOCs are issued under the Haryana Fire Service Act, 2009, through the urban local bodies department, and non-residential buildings need their fire-fighting scheme approved before construction. Ask to see the NOC for the specific building. Longer leases have to be registered and stamped; confirm the current charges with the sub-registrar before budgeting.
