Vijayawada carries the depth, on the strength of its position at the NH-16 and NH-65 junction, and it is a market where RCC often leads the construction mix. Visakhapatnam prices higher, on port and industrial demand, and carries larger units. Guntur is a small satellite market that trades with Vijayawada, and Tirupati and Nellore carry smaller amounts of stock. Across the state, the typical listing is a city-edge godown rather than a highway distribution box.

RCC is close to the leading construction type here, which follows from the small-unit mix and is the single most important thing to check on any shortlist. RCC and pre-engineered buildings can trade at similar rates, and clear height is what separates them, so verify it on site. Clear height is on record for nearly every listing here, so you can shortlist on it before a visit.

Not much, and most of it is around Vijayawada and Visakhapatnam. An occupier with a large requirement should plan for build-to-suit or look at the Hyderabad belts, which are a few hours away and much deeper.
Port-linked demand and a tighter supply of industrial land near the city. Visakhapatnam's warehousing competes with port logistics and heavy industry for the same plots, while Vijayawada's belts along NH-65 and towards Gannavaram have more room.
Andhra Pradesh repealed its agricultural land conversion (NALA) Act in September 2025, so separate conversion under that Act is no longer the route; land development is now regulated through the urban development authorities and town planning rules. Confirm the permitted use and building permission with the authority for the area. Inside an APIIC industrial park, check the allotment terms. On land inside a state industrial estate, the allotment sets what the plot may be used for, so confirm that warehousing is a permitted activity under that allotment, and expect subletting or transfer to need the authority's written consent.
Whether the building sits inside an approved layout with a building permission in the current owner's name, and whether the structure is RCC or a shed, because much of the state's stock is RCC with limited clear height. Longer leases have to be registered and stamped; confirm the current charges with the sub-registrar before budgeting.
