Bangalore (Bengaluru) is one of the deepest warehousing markets in south India and one of the most spread out. Stock sits on several distinct belts, each with its own rate, its own typical unit size and its own reason for existing. A rate quoted without a belt attached to it means very little here. This page sets out where the stock actually is and what shapes its price.

Bangalore has no single warehousing corridor because it has no single direction of demand. The northwest along Tumkur Road, through Nelamangala and out to Dobbaspet, serves the Mumbai and Pune line and holds some of the largest units. The south along Hosur Road, through Bommasandra and Jigani, runs into the Tamil Nadu manufacturing belt. The east along Old Madras Road, through Hoskote, heads for Chennai. The north around Devanahalli follows the airport. Each belt developed for a different reason and prices differently as a result. The other thing to understand is the split between industrial stock and city stock. Most spaces sit on a named belt; the remainder is inner-city godown and commercial space, which is much smaller, much more expensive per square foot and does a completely different job.

Read unit size alongside rent and the market explains itself. Nelamangala is affordable because it is large and far out. Whitefield is expensive because it is small and inside the city. The belts in between trade one against the other: Hoskote and Devanahalli for large modern boxes on the east and north, the Hosur Road estates for manufacturing-linked space, and Peenya and Mysore Road for smaller units closer in. Any comparison of Bangalore rates that does not hold unit size constant is comparing two different products.
Warehouse Costs in Bangalore
Rent in Bangalore falls steeply with unit size and then flattens. Small units are not really warehousing at all: they are commercial and shop-cum-godown space, and the rate reflects retail land value rather than storage economics. Once units reach warehouse scale, rates settle into a narrow band, so an occupier choosing between a mid-size unit and a very large one is choosing on layout and location more than on rate. Belt matters next: the airport belt and the inner east quote at the top, and the northwest at the bottom.

The specification gap by size is the thing worth knowing. Large units on the outer belts are predominantly pre-engineered, with high clear heights and grade-A flooring common. Small city units are often RCC, with much lower heights. The citywide averages hide that split, so judge a building by its belt and its size, not by the city figure.

Compliance and Approvals in Bangalore
Many Bangalore landlords can produce paperwork, which is not the same as the paperwork being the right paperwork. The two questions that matter are whether the land use permits storage, and whether the building has a fire NOC where its size requires one. The Fire NOC and CLU counts on this page are the approvals owners have recorded on our listings. Agricultural land in Karnataka is converted under section 95 of the Land Revenue Act; since September 2025, land already zoned for the use in an approved master plan is certified by the planning authority rather than the Deputy Commissioner. On KIADB land the rules are stricter than many assume: the allotment is for industrial use, warehousing has to be allowed under it, and subletting needs KIADB's written NOC. Longer leases have to be registered and stamped; confirm the current charges with the sub-registrar before budgeting.

There is no single best area, only a best area for a given requirement. For large-format distribution, Nelamangala and Tumkur Road. For manufacturing-linked storage, the Hosur Road belt through Bommasandra, Jigani and Attibele. For Chennai-facing despatch, Hoskote. For last-mile inside the city, Whitefield or the central areas, at a much higher rate.
Because the range covers two different products. Inner-city godown space and highway distribution boxes both appear in the same city, and they are not substitutes. Once unit size is held constant the spread narrows sharply, which is why the size-band view on this page is the one to plan against.
The industrial belts are predominantly pre-engineered. The inner-city and Whitefield stock is much more often RCC, because much of it was built as something else and converted. If clear height and racking matter, the build type on a specific belt matters more than the citywide mix shown on this page.
Yes, but it is a different product from the outer belts. Whitefield, Peenya, Mysore Road and the central areas carry small godowns and converted commercial units, often RCC with lower clear heights, at much higher rates per square foot. They suit last-mile and quick-commerce storage. For anything larger, Bangalore's outer belts give far more floor area for the money.
On private land, the conversion order under section 95 of the Karnataka Land Revenue Act, or the planning authority's certificate for master-plan-zoned land, in the current owner's name. On KIADB land, the allotment terms and KIADB's written NOC for the sublease. Then the building plan approval and, where the building's size requires one, a fire NOC from the Karnataka State Fire and Emergency Services.
