Maharashtra holds one of the country's oldest and densest warehousing clusters at Bhiwandi, a younger and fast-growing one at Chakan outside Pune, and a port-driven one across Navi Mumbai. The three behave differently enough that a single state average is close to useless. This page separates them, and sets out what to check on land use and fire approvals before you sign.

Bhiwandi is the volume market, with much larger units than Pune. Pune's inventory is concentrated at Chakan on the Nashik highway and at Wagholi on the Nagar road, and skews smaller and newer. Navi Mumbai prices highest of the three because its stock sits on the JNPT approach and competes with port-adjacent uses. Mumbai proper is a small-format market with rates that reflect island-city land rather than warehousing economics, and Nagpur and Aurangabad are the value end of the state.

What Warehouse Space Costs in Maharashtra
Maharashtra's cost curve is flat and, unusually, slightly inverted: large units do not get cheaper per square foot, because the deep clusters at Bhiwandi and Chakan are competitive at every size and the newest grade-A buildings enter at the top of the range. The premium sits on location rather than on unit size, which is the opposite of the NCR pattern. Proximity to Mumbai and to JNPT is what moves the rate most.

Large units in Maharashtra are a mature product: predominantly pre-engineered, with grade-A flooring on most recorded units. Smaller units are mixed, with a substantial share of conventional sheds and RCC godowns, particularly in the older parts of Bhiwandi. Clear height is rarely recorded, so check it on site.
Frequently asked questions
They serve different jobs. Bhiwandi is the distribution answer for Mumbai and western India, with the deepest inventory and the shortest run into the city. Chakan is the manufacturing-adjacent answer, close to the automotive and engineering cluster and better suited to occupiers whose inbound is a factory rather than a port. Chakan's stock is newer; Bhiwandi's is deeper and larger.
Since the Maharashtra Land Revenue Code amendment notified in December 2025, a separate non-agricultural permission from the Collector is no longer needed where the use is permissible under the development or regional plan; the planning authority collects a one-time conversion premium instead. Inside an MIDC estate, check the allotment terms instead. On land inside a state industrial estate, the allotment sets what the plot may be used for, so confirm that warehousing is a permitted activity under that allotment, and expect subletting or transfer to need the authority's written consent. For an existing building, confirm the land's non-agricultural status and building permission against the current owner's title before a lease is signed.
Proximity to JNPT and to the city, and a much smaller supply. Navi Mumbai's warehousing competes for land with port logistics, container yards and industrial users, and the Panvel and Uran belts price accordingly. For anything that is not port-driven, Bhiwandi usually does the same job for noticeably less.
Fire approval runs under the Maharashtra Fire Prevention and Life Safety Measures Act, 2006, with a provisional approval at the building-permission stage and a final NOC before occupation. The Fire NOC and CLU counts on this page are what owners have recorded on our listings, not a fresh check of the certificates, and a blank does not mean a building is non-compliant. Ask to see the final NOC for the building you are taking. Longer leases have to be registered and stamped; confirm the current charges with the sub-registrar before budgeting.
